The process
Below is some information which we hope will help you to understand a little bit about what we do and how we create our stunning replica homes especially for you.
We specialise in creating stunning miniature replicas of your house or home. Each piece is lovingly handcrafted by us either for yourself, or as that perfect unusual gift for someone you love..
Our commission are NOT 3D printed computer generated replicas. Commission can take anything between 8 weeks to 12 weeks to complete (possibly longer) depending on the size and complexity of your home as each commission is entirely bespoke.
Therefore if you require a commission as a gift for a certain date (ie Christmas, Birthday or wedding anniversary) then please contact us at least 12 weeks in advance in order to avoid disappointment as many of these processes cannot be rushed due to natural drying times, especially in the UK Winter.
Our miniature replica homes are SOLID CASTINGS, AND ARE NOT HOLLOW and so would not be suitable emitting light from within.

The Sculpting Process
How we create are beautiful bespoke hand crafted miniatures for you
All commissions are hand sculpted to begin with out of modeling plasticine.
Air drying liquid latex is then painted over the plasticine sculpture in order to build up a negative impression mould.
Once thick enough, the sculpture is dug out of the latex completely destroying it, leaving behind a flexible latex impression mould.
The final sculpture is then hand cast using a special hard setting casting plaster from the latex impression mould which we will created from the original plasticene sculpture.
Finally, they are hand painted and have a felt base applied to prevent furniture scratches.
Size
We tend to work on an average base size of 6"x8" which will include some of the landscaping, driveway, garden etc around the house (as can be seen in most of the listing images). They can be smaller if required, or have no base at all and be just the stand-alone house on its own.
The sculpture will not be a "scale model" so we do not require any actual measurements. We aim to create as true a representation of the property as we can, in the same way that an artist would paint a picture.
As a rough guide, the house "scale" as such would approximate to OO (double O railway gauge), as on some commission we have accessorised them with OO railway figures.

Delivery

Postage to the UK and Internationally
We ship from the UK to Europe, the USA and Canada.
This listing is postage free as you will only be placing a £50 deposit (aporox $60) at this point of the process and not a physical item. Postage charges will be applied when the outstanding balance is due once a commission has been completed.
UK deliveries for completed commissions can range between £6 - £20 postage depending on weight. In some cases we may be able to hand deliver within the UK.
Unfortunately International delivery prices to the USA and Canada seem to be ever increasing, and recent deliveries have cost around the £45 mark (approx $60). This is beyond our control.
For international & EU orders:
Please be aware that when a package is delivered within the EU or internationally, it may be subject to import taxes, customs duties, and/or fees imposed by the destination country such as handling fees. The customer is responsible for paying these fees and we appologies but we personally cannot verify what or if they will be prior to shipping.
Multiple Castings

(ie family and friends, holiday Cottage Lets, wedding venues, historic homes etc)
Once a house has been sculpted and the casting mould has been made we can then make multiple castings from it. This is Ideal for:
-Childhood Family Homes
-Pubs
-Wedding Venues
-Holiday cottages for you to offer to guests as a lasting memory of their stay.
-Historic buildings etc etc.
If you think that you may require more than one casting (ie for family and friends, or holiday lets etc) please let us know.
Multiple repeat castings would still require the initial full priced commission to be paid (ie £100-£280) but then subsequent casting would be priced at a far lower negotiable cost per unit.

Deposit and Cancellation of a Commission refund policy.
A £50 deposit is required in order to secure any commission. This listing is only intended for you to purchase a 50GBP deposit in order to secure your commission. The actual commission price (£100-£280) will be agreed with you prior to commencement of work.
• In the unlikely event that we are unable to complete your Commission then your deposit will be refunded in full.
• Should YOU decide to cancel a commission at the "blocking up" stage (ie when we send images of the very basic sculpture as a work in progress) then, you shall receive your £50 deposit back.
• In the event that work on a commission has commenced from "blocking up" to actual detailed sculpting, or progression onto either making the latex casting mould, casting the actual house and or painting of a cast), and YOU decide to cancel, then your deposit will NOT be refunded in order to cover our time and materials. The deposit you purchased on our Etsy shop would then be updated as "completed" rather than "cancelled" as cancellation status would automatically trigger a full refund by Etsy the shop manager.
Due to space limitations the casting moulds of completed commissions will only be kept for a limited period of time (2-4 weeks post-delivery) before being destroyed, unless multiple repeat castings are requested in advance, ie holiday lets etc. Therefore if you accidentally damage your casting, we would not be able to recast another, and would have to begin the entire process again.
The $ prices listed are approximate conversions at the exchange rate when this listing was made.
